In 2023, North East Derbyshire District Council approved plans to build a mixture of houses and bungalows off Whiteleas Avenue in partnership with Rykneld Homes.

The scheme, delivered by Rykneld Homes, is a mixture of two, three and four-bedroomed properties – including eight bungalows, for affordable rent and homes for sale.

Essential Road Improvements in North Wingfield

We are working with Derbyshire County Council in relation to essential road improvement works around Whiteleas Avenue in North Wingfield.

This will involve extensive works to improve the condition of the roads.

Works are scheduled to start in February 2025 and will take around 12-16 weeks to complete. Road closures and diversions will be in place during this time.

We will confirm the start date for the works and the road closures as soon this information is available.

'Pride' at progress being made on site of 70 ‘much-needed’ homes

  • Work is well underway on 70 new homes planned for an £11m social housing development in Chesterfield.

Some of the properties in Whiteleas are now watertight - with others expected to be ready for new tenants as early as July. The whole scheme is set for completion by summer 2025.

The majority of the properties, a mix of two, three and four-bed houses, and two-bed bungalows will be managed by Rykneld Homes, on behalf of North East Derbyshire District Council (NEDDC). 

Rykneld and NEDDC staff visited the site this week to see for themselves the progress being made since a ground-cutting ceremony in October.

Rykneld Homes Chair, Wayne Hodgkiss, said: “As I walked on to site I felt an immense sense of pride. 

“Seeing the site take shape makes you think about the families who will live in these homes and the difference that they will make.

“We’re achieving something here for our customers and communities and that is something I am so proud that Rykneld is a part of.”

Councillor Nigel Barker, leader of NEDDC, added: “It’s great to see the progress being made and the pace at which this site is developing.

“Things are moving forward and we are providing much-needed social homes for people living in North East Derbyshire.

“We appreciate the patience of those living near to the site as work continues to provide much-needed housing for our residents and help in developing our communities.”

The new development will consist of 48 homes, for affordable rent, comprising a mix of two, three and four-bed houses, as well as two-bed bungalows. 

Some 22 properties - made up of a mix of two and three-bed houses - will be made available for sale on the open market.

Rykneld Homes has worked directly with Countryside Partnerships - part of the Vistry Group, to develop the proposals. The partnership came through Efficiency North’s EN:Procure Framework, a not-for-profit consortium serving the construction procurement needs of the social housing landlord community.

A number of old properties were demolished in preparation for the new development which will consist of 48 homes for affordable rent made up of a mix of 2, 3 and 4 bed houses and 2 bed bungalows and 22 for open market sale made up of a mix of 2 and 3 bed houses.

A ground cutting ceremony on Monday marked the start of building work on the site, off Whiteleas Avenue, by contractor Countryside Partnerships.

Rykneld Homes has worked directly with Countryside Partnerships to develop the proposals thanks to the involvement of Efficiency North’s EN:Procure Framework, a not-for-profit consortium serving the construction procurement needs of the social housing landlord community.

Countryside Partnerships will also provide six apprenticeship places over the course of the build.

Countryside Partnerships signs deal to bring forward 70 new homes in North Wingfield, Derbyshire

Countryside Partnerships has reached an agreement with Rykneld Homes that will see 70 new homes delivered off Whiteleas Avenue in North Wingfield, Derbyshire.

On land owned by North East Derbyshire District Council, and formerly consisting of post-war non-traditional housing, Countryside Partnerships will deliver a mix of two- and three-bedroom homes, as well as four-bedroom homes to address the need for larger homes in the area. The new development will include homes for affordable rent along with homes for sale.

All 70 homes will be built for North East Derbyshire District Council and managed by Rykneld Homes. The agreement with Countryside Partnerships was facilitated by Efficiency North’s EN:Procure Framework, a not-for-profit consortium serving the construction procurement needs of the social housing landlord community. Using this route enabled Rykneld Homes to work directly with Countryside Partnerships to develop the proposals in collaboration.

As well as delivering much-needed, high-quality new homes for the local community, Countryside Partnerships will also provide six apprenticeship places over the course of the build.

The development will also deliver a number of improvements to the local area, including upgraded play facilities at Alice’s View and Blacks Lane play areas, £165,000 to fund improved education facilities at North Wingfield Primary and Nursery School and Tupton Hall School, and over £28,000 for the NHS Chesterfield Royal Hospital.
